
QUALIFICATIONS FOR SELECTION
Basic selection criteria:
- Need for adequate shelter
- Willingness to partner
- Ability to pay for house
Specific Requirements to be considered as an applicant:
- Must be at least 18 years of age.
- Must have lived in McHenry County for one year or more.
- Must be a U.S. citizen or legal permanent resident of the United States.
- Income of any adult, 18 or over, who lives at home
- Government or public assistance
- Child support
- Alimony
Except sources of income that will not continue for at least 3 years.
- The applicant must be unable to meet the income requirements for any conventional mortgage program for low-income families.
- Long-term debt ratio may not exceed 40% of gross income.
- The applicant must be able to make a cash down-payment of $500 (payment in full at least 30 days prior to the closing on the home); and monthly mortgage payments, including an escrow for property taxes and homeowner’s insurance payments.
- The applicant must show a steady source of income.
- Preference will be given to families residing in inadequate shelter, i.e., structural problems, wiring defects, improper plumbing, overcrowding, etc.
- The selected family must be willing to enter into a partnership with Habitat for Humanity. This partnership includes completing 250 “sweat equity” hours per adult (500 hours maximum per family). These hours include any HFHMC activities, budget counseling program, meetings, etc. The partnership also includes making timely house payments, attending family partnering workshops, and maintaining the home.
